CORPORATE PROFILE
We are a Company whose major Business is rural and urban design and development. At present, we are engaged in converting some pieces of idle farmland into new and profitable businesses. The small family farm is disappearing, and we provide the farmland owner with a business idea and a business opportunity. To date, we have been engaged in three projects. The first one was enormously successful and the other two are ready for construction to begin.
1. The completed successful project involved taking a 14-A tract of idle farmland appraised at $30,000USD and preparing all of the necessary business plans and plats for constructing a new subdivision. We proposed the idea we developed a detail business plan and supporting diagrams, constructed a scaled model, arranged for planning commission approval, and solicited three competitive bids for constructing the necessary improvements. At this stage, the project was appraised at $742,000USD. Instead of selling it, we traded it to a shareholder for her stock in our Company.
2. Our second project involves developing a plan to construct an RV Park on a 75-A tract which we own. To date, we have built a service road along one boundary of the property, arranged for a preliminary market survey to be completed, and are now preparing an application for construction to be presented to the US Army Corp of Engineers. The park will consist originally of 200 Aprons and will be up-scale in design. We are seeking $2.3MUSD to complete construction and open the facility for business. The geographic location of this project is ideal and the data generated by the market study were extremely positive. In addition to creating 58 new full & part time jobs, this project will have a significant environmental and financial impact in the region.
3. This is by far our largest project. We have developed a plan for constructing an 18-hole ball golf course, a 4-5 star restaurant, club house, maintenance building, and rental cottages on a 170-A at the intersection of I-10 and LA 91, which we also own. The favorable results of a market study, the business plan along with financial forecasts, and a detailed scaled model are available for inspection upon request. We are seeking $60MUSD to complete an application to the US Army Corp of Engineers and to carry out construction and initial operation of this up-scale hospitality center. In addition to creating 202 new full & part-time jobs, this project will have a far-reaching environmental and financial impact throughout the entire region.

We are in search of Venture Capital. In return as incentive, we are willing to give a negotiated percentage of the project and a seat on the Board of Directors. A 2% finder’s fee may be included as part of the total package when and where appropriate.
